Ambrose, by execu- tor's deed, recorded on June 2, 1998 in Deed Book 480, Pages 313-314, in the Office of the Clerk of the Superior Court of Toombs County, Georgia. Also secured is the mobile home permanently attached to the real estate at Deed Book 1312, Page 264, Toombs County, Georgia records. The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured, thereby this sale will be made for the purpose of paying the same and all expenses of the sale, including attorney's fees, notice of intention to collect at- torney's fees having been given as provided by law. A copy of this legal advertisement (Notice of Sale Under Power) which was sent to the Advance, the legal organ of Toombs County, Georgia, has been mailed by certified mail, return receipt requested to Allen Ambrose, a/k/a Allen B. Ambrose, as required by Georgia law, O.C.G.A. §44-14-162.2. The property will be sold as the property of Allen Ambrose, a/k/a Allen B. Ambrose, subject to the following: (1) all prior restrictive covenants, easements, rightof-ways, or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; and (4) all outstanding taxes, assessments, unpaid bills, charges, and expenses that constitute liens against the property, whether due and payable or not yet due and payable. Vidalia Federal Savings Bank is the holder of the Note and Deed to Secure Debt to the property in accordance with O.C.G.A. §4414-162.2.
